Metal vs shingle roof in Tennessee

Most comparisons of metal and shingle are written by somebody who installs one of them. We install both, so here is the version that includes the cases where shingle wins.

The short version

Metal costs more up front and then stops costing. It lasts two to three times as long, it survives hail that ends a shingle roof, and it reflects the summer heat that Middle Tennessee has plenty of.

Shingle costs less, goes on faster, and is the right answer more often than metal salespeople admit — particularly on complicated roofs and on houses you are not keeping.

Lifespan

An architectural asphalt shingle roof in this climate gives you somewhere around 20 to 25 years. Standing-seam metal is a 40- to 70-year material.

That gap is the entire financial argument. If you are keeping the house, you buy one metal roof instead of two or three shingle roofs, and the second and third ones would have cost more than the first by the time they arrived.

If you are selling in three years, none of that reaches you. Buy the shingle.

Hail

This is the one that matters most here, and it is not close.

Hail bruises a shingle: it fractures the mat and knocks off the granules, and the shingle then ages several times faster at that spot. The damage is invisible for two years and then it leaks.

Hail dents metal. The panel is cosmetically marked and remains completely watertight. You may be annoyed by how it looks; you will not be filing a claim.

In the Rutherford County hail corridor that difference is measured in claims per decade.

Noise

The most common objection, and it comes from a real memory of a real building — a barn or a shed with panels screwed directly to open purlins. No deck, no underlayment, nothing between the metal and the air.

A residential metal roof goes over a solid deck and underlayment, and is not meaningfully louder than shingle in rain. If you have only ever heard metal on a barn, you have not heard a metal roof.

Heat

Metal reflects; dark shingle absorbs. In July, on a poorly ventilated attic, that difference is something you can feel in the rooms below.

It is not magic — insulation and ventilation matter more than the roof surface — but a light-colored or coated metal panel meaningfully lowers the radiant load, and it does it every summer for forty years.

Where shingle actually wins

We would specify shingle over metal when:

• The roof is complicated. Many planes, many penetrations, dormers and valleys everywhere. Every one of those is a flashing detail in metal, and the labor climbs faster than the material cost.
• You are selling soon. The payback period is longer than your ownership.
• The neighborhood or HOA specifies a shingle profile — though check whether a synthetic like Brava satisfies it, because it often does and it lasts far longer.
• Budget genuinely decides it. A well-installed shingle roof beats a metal roof you stretched to afford and then could not detail properly.

What actually decides the cost

Not the square footage on its own. Pitch, the number of planes, how many penetrations there are, how much decking has to be replaced once the old roof is off, and how the material is delivered to a roof three stories up.

That is why an honest number comes after somebody has been on the roof, and why a quote given from the driveway is a guess wearing a suit.
